Russians who prefer to spend the winter warm and by the sea-ocean, mainly choose the countries of Asia and South America, the Caribbean or the Seychelles. But the flight there is long and quite expensive, plus it can be too hot there. In addition, these countries are not at all famous for cleanliness, safety and order, there are not so many familiar products there, and the customs are completely different. Whether it is the case in good old Europe, where everything is orderly, sedate and noble, and there is no particular need to change your way of life.

Of course, you don't buy here in winter (at least on the mainland), but for those who just want warm, sunny weather, southern European countries are best suited. And the "Real Estate Magazine MetrInfo.Ru" decided to find out where the warmest winters are in Europe and where heat-loving Russians should fly.

Warm Europe

The farther south, the warmer, so in Europe for wintering or a comfortable long vacation, you can choose Cyprus, Malta, southern Italy, including Sicily, southern Portugal (Lisbon Riviera), southern mainland Spain. “Winter in these regions is usually warm. The daytime temperature is kept in the region of + 12-18 degrees, rarely drops to +5, while there are more sunny days than cloudy ones. Compared to the Moscow weather, the impression of a holiday is created, and even a rare rain cannot spoil the impressions of the nature and architecture of these places. Moreover, the infrastructure here is developing with a focus on tourists, so there are many supermarkets, cafes, restaurants and boutiques, ”says Vlad Kozlov, expert at CENTURY 21 Effect Real Estate. Moreover, it is not necessary to settle in coastal towns, you can rent a house or buy real estate in large cities (located to the south) and enjoy museums, excursions, local holidays, gastronomy and wines. In Italy, for example, you can settle in Rome, Florence and Naples, and in Spain - in Madrid, Valencia and Barcelona. In winter it is often rainy, but there is a lot of greenery and sunny days when the air warms up to +12 degrees, and, of course, there is no snow.

You can also spend the winter in the Madeira archipelago and the Azores, which belong to Portugal, and the Canary Islands, which are under the Spanish flag. In territorial terms, the Atlantic lands are already far from Europe, but still there is less flight there than to Asia or South America, and the customs there are completely European, as well as the infrastructure.

The most budget-friendly vacation can be found in the south of mainland Spain and in Cyprus - there are reasonable prices for food, transport and entertainment, and rental rates are not high, especially in winter. And if you buy real estate, then from the point of view of economy, it is better to choose the south of Spain, the Canary Islands and Portugal (but, however, counting on apartments, the cost of houses there is quite high):

(For the average rental and purchase prices of real estate in warm European countries, see the tables at the end of the article).

Although, according to Maksim Klyagin, analyst at Finam Management, despite the fact that, in general, the cost of apartments and houses and rental rates vary widely depending on the location and characteristics of objects, the lowest price level is typical for countries experiencing a period of deep economic recession, and this is from the considered states - Cyprus and Spain. “However, the entire south of Europe is covered by crisis phenomena that affect the real estate market. Since the beginning of the crisis, in different places with varying intensity, on average, real estate has fallen in price by 20-30% and, in general, prices in the Mediterranean have reached their bottom. Moreover, island real estate turned out to be more stable (subject to good characteristics), and the most severe consequences of the recession are observed in mainland Greece and Spain, ”says Olga Yasko, director of analytics at Knight Frank Russia & CIS. Thus, purchasing housing (of course, for yourself, and not for investment) is now profitable in almost any European country, you can find high-quality properties at competitive prices.

If you use real estate for your own vacation, then, of course, you can buy it anywhere - wherever your heart desires: “The main thing is that the country likes it and has enough money to maintain its overseas housing,” says Stanislav Singel, President of the international real estate agency Gordon Rock ... And if at the same time you want more heat and even sea bathing, then it is best to choose the Canary Islands, where the minimum water temperature is + 18-19 degrees, this is in February-March, and for example, on New Year's, it fluctuates around 20-21 degrees ( the water is not very warm, but you can plunge, especially if the sun is shining). The temperature regime in Madeira is about the same: as Elena Krylova, head of the Real Estate in Spain and Portugal department at Strana Plus, says, you can swim here from May to mid-January. But it is colder in the Azores, as well as on the mainland: even in the south of continental Europe, it is comfortable to swim only from May to mid-November.

Also, before buying and renting real estate, it is necessary to assess the infrastructure of the region, the environment, and transport accessibility. For example, it is easier to get to Valencia than to a small village in Calabria, Italy, where planes and trains do not fly, and only a car can help. “In general, of all the regions under consideration, the Canary Islands and the south of Spain have the best infrastructure. Also Malta, but there is a shortage of sandy beaches, and Cyprus is characterized by a shortage of drinking water, ”says Stanislav Singel (Gordon Rock). Naturally, all such factors must be taken into account, just like the peculiarities of the culture of each of the countries (someone is close to the culture of Italy, and someone is more comfortable in Spain).

“In addition, in the choice of a place of rest, and even more so in life, the possibility of communication is important,” notes Lyubov Erofeeva, General Director of the Century 21 Rent & Sale real estate agency, so if you have knowledge of the language, first of all you need to consider the corresponding country, although in resort areas, naturally , speak also English.

"It is worth paying attention to real estate in Spain and Cyprus, because, in addition to other aspects, buyers of housing worth more than 500 thousand euros in Spain and 300 thousand euros in Cyprus can obtain a residence permit in these countries," says Olga Yasko (Knight Frank Russia & CIS) ...

In general, there are quite a few selection criteria, and in order not to be mistaken, it is necessary to consider each of the countries in more detail.

Cyprus

The Republic of Cyprus, a member of the European Union, is located on the third largest island in the Mediterranean and occupies 64% of its territory (part of the republic passed to Turkey in the last century). It is mainly inhabited by Greeks - Cypriots, and the official language here is Greek, but the majority of the population, especially young people, speaks excellent English, and Russian speech in Cyprus is honored: “The state became attractive to Russians in the post-Soviet years. Primary interest was stimulated by the existence of a free economic zone on the island and a visa-free regime, and then the influx of Russians was facilitated by the mild autumn and winter climate and the fast pace of construction (at relatively affordable prices. - Ed.), ”Says Lyubov Erofeeva (Century 21 Rent & Sale). Therefore, there are a lot of Russians in Cyprus, there are many mixed marriages between Cypriots and Russian girls, as a result, about 5 thousand of our fellow citizens live here for six months or more, and many also come here from time to time for a week or two - on business or to visit own apartments. And this, of course, formed the appropriate infrastructure: there are Russian restaurants on the island, and shops with products that are familiar to us, and doctors who speak fluent Russian. In Limassol, where the Russian diaspora has even formed, there are two Russian kindergartens and two Russian schools, as well as all kinds of circles and studios with Russian-speaking coaches and teachers. And besides that, Cyprus has excellent roads, modern medicine, international schools, sports centers, spas, etc.

And with all this, it is quite warm here, the average temperature in winter is + 10-15, and the temperature on the coast does not fall below 7 - 8 degrees - this is in January, which is considered the coldest month of the year. “And the swimming season in Cyprus, according to my own feelings, is open almost all year round. In winter, Russians do not swim just because there are no bathers on the beaches, so as not to embarrass the local population. There are few people on the beach at this time, but many are sunbathing, sitting in coastal cafes with a cup of coffee, ”says Vlad Kozlov (CENTURY 21 Effect Real Estate).

The only thing that can poison life in winter is rains and a piercing wind, which even make you wrap yourself in warm jackets. But the cold season is not long, already in February there are very warm, almost spring days, almond blossoms begin (especially beautiful in the Yiulu valley near Paphos) and green grass appears, and in March you can already walk in summer clothes during the day. And in addition to this, in Cyprus in the winter season it is not boring at all: you can walk along the sea or go to the Troodos mountains for skiing (there is snow in the mountains in winter), and in February - become a participant in the carnival with parades and balls.

As for real estate, developers and realtors offer a large selection: apartments, houses, villas and cottages in Paphos, Larnaca and Limassol, both for rent and for sale. “Of course, the severe economic crisis somewhat cooled the ardor of allocating Russian capital, but interest in purchasing Cypriot real estate or in long-term leases did not suffer so much,” says Lyubov Erofeeva (Century 21 Rent & Sale). In general, the real estate market is alive, and the demand for housing is stable, especially since, according to Olga Yasko (Knight Frank Russia & CIS), the average prices compared with the peak indicators of 2008 decreased by 15-20% and in 2013. there was also a slight decrease in prices - this is a good incentive for those who buy for themselves or for the long term. (For more information on prices for Cypriot meters, see the article "Overseas property: Cyprus. Landscape after the battle. The crisis opens up new opportunities: prices have dropped by a third. It's time to buy a house" for life. "

Today the situation is as follows: “For example, one-bedroom apartments with an area of 60 sq. m on the second line from the sea (up to 500 m) in the Paphos area cost from 90,000 euros, with fit-out, built-in kitchen, connected air conditioning, only without furniture, ”says Vlad Kozlov (CENTURY 21 Effect Real Estate). In Limassol (the area of the "Appolonia" hotel), a similar apartment in a complex with a swimming pool can be bought for 84 thousand euros.

House with an area of 120-150 sq. m in Limassol will cost 280-350 thousand euros, a two-story mansion in the Prastio area with 4 bedrooms (area 230 sq. m), with a pool, garden and panoramic views of the sea and mountains is available with a budget of 430 thousand euros. A two-storey villa of 300 sq. m with a garage, garden and swimming pool in the Amarosa area (Paphos) are offered for 1.2 million euros.

You can rent a similar villa in winter for 2-3 thousand euros per month. “A week's stay in a two-bedroom apartment will be about 150-200 euros,” says Vlad Kozlov (CENTURY 21 Effect Real Estate). And with a long-term lease, it is even cheaper - from 350-400 euros per month, but there are, however, not many offers - houses are rented much more often in Cyprus.

It is also worth noting that Paphos is more suitable for a relaxing holiday (although the beaches there are rocky, but in winter this is not so important), while Larnaca and Limassol are more business and noisy.

Malta

In Malta, which occupies the territory of the Maltese archipelago (the islands of Malta, Gozo Comino, Cominotto and Filfoletta, as well as the uninhabited islands of St. Paul and Filfla), the weather is practically the same as in Cyprus - in the winter months the daytime temperature is + 15-16 ° С, and at night + 9-11 ° С. At the same time, it can also be windy and rainy here, but already in February the arrival of spring is felt, and from May to October you can comfortably swim in the sea. The beaches, however, are rocky, but in general it is not a problem, especially in winter.

Malta is famous, first of all, for its English language schools, so winter vacations can be combined with education, and at this time of the year the courses can be cheaper. In addition, very interesting excursions can be organized here, because Malta remembers both the ancient Romans and the Arab conquerors and, of course, the knights of the famous Order of Malta. The capital of the state - the city of Valletta - is included in the list of cities of the World Cultural Heritage. There is the Cathedral of St. John, in which the Grand Masters and famous knights of the Order of Malta were buried, and the Palace of the Grand Master. And on the streets of Mdina, which was once part of an ancient Roman settlement together with Rabat, and then an Arab fortress in the Moorish style, you can find beautiful buildings, churches and baroque palaces, cozy cafes and boutiques. With other infrastructure, it's also not bad here, and there are enough Russians, because most of the marriages with foreigners that Maltese citizens have concluded are marriages with Russian girls.

But real estate in Malta is not so simple. “On the one hand, there is an oversupply in the country, and on the other hand, there are many restrictions for foreign buyers. For example, in most districts, foreign buyers can only own one property, ”says Olga Yasko (Knight Frank Russia & CIS). “And besides, in Malta there is a minimum cost of housing allowed for purchase by foreigners, it is 275 thousand euros,” adds Stanislav Singel (Gordon Rock), the lower threshold - 220 thousand euros - only in southern Malta and the island of Gozo ... This is done so that property prices remain more stable and local residents can purchase cheaper housing. But on the other hand, having acquired real estate for such an amount, you can count on a residence permit according to the Global Residency Program.

For 275 thousand euros in Malta is offered, for example, a fully furnished apartment in the city of Sliema with 3 bedrooms, 2 bathrooms, a kitchen and a dining room with a total area of 120 sq. m. And if you pay about 2 times more, then you can buy a villa with an area of 180-200 sq. m. m.

In order to protect the local population, the government introduced restrictions on the rental of housing: the minimum rental cost for foreign citizens arriving in Malta for a long time cannot be less than 9,600 euros per year (8,750 euros for the island of Gozo and southern Malta), or 800 euros per month. But for those who come to Malta for several months, this rule does not apply. And for the winter period, you can, for example, rent a two-bedroom apartment in Sliema with a balcony, a large kitchen combined with a dining room and a hall, for 550 euros per month. A similar apartment with a sea view will cost 700 euros per month.

Many people ask: "Where is the warmest place in Europe?" Some people ask because they want to spend their holidays abroad and need information on the climate. There are several places in the city that claim to be the warmest.

The island is one of the southernmost places. It's hot in here. Located in the warm Mediterranean, this island is a true tourist paradise. If you are planning to visit this place, you should know that the beach season runs from the beginning of April to the end of November. Of course, you shouldn't risk it and come here in the very first days of April or November, because the weather is still changeable, and the water is still (or already) cold. In December, January, February and March, the weather is very similar to spring. These months are very important as this is when significant rainfall occurs. Winter temperatures are around 18 ° C in December and 17 ° C in January, February and March. Of course, the weather is not always the same. Some days are warm while others are cool. Sometimes temperatures reach 20-25 ° C. And at other times they can drop to 9 ° C. Summers are hot, dry and long here. One thing is certain - this is one of the hottest places on the Old Continent.

The second place claiming to be the hottest in Europe is. Geographically, this island is a part, but if you look at the historical aspect, the island has always been a part of Europe. He is a member. And this is just a real sunny paradise. The coldest month is January, boasting daytime temperatures of around 17 ° C. It is a mild spring. Just imagine, when temperatures in the northern parts of Europe are around 0 ° C, in Cyprus you can only walk in a T-shirt and denim jacket. Compared to Crete, temperatures are slightly higher here. You can swim in the sea from April to November, but unlike Crete, there are days in March and December, warm and sunny enough for swimming and sunbathing. The Cyprus summer starts a few days earlier and ends later.

The most interesting is what place holds the championship. Where is the hottest place in Europe? The answer is Andalusia. This southern Spanish province pleases the whole of Europe with warm weather. Summer is incredibly hot and unbearable here. In this area, you can feel the influence of tropical air masses that move from tropical latitudes. Warm air flows in unhindered. Summer temperatures easily reach 40 ° C. Summer lasts from early spring to late autumn (March to November). During the winter months (December to February), daytime temperatures are around 18 ° C. There are also colder days with temperatures of 15-16 ° C. And next time they can suddenly rise to 20-25 ° C, and even, as already happened, even higher. An interesting fact is that Andalusia is the only place in Europe where you can meet sunbathers in January. The sea is, of course, cold for swimming, but the weather is beautiful.

The reason for such warm weather in Andalusia is that the Sierra Nevada stops cold masses coming from the north and the Mediterranean sea allows warm air masses to pour unhindered onto the poop. In general, the climate of Andalusia is very hot subtropical, with a strong influence. But do not forget that there is still a short winter here. So if you are traveling in Andalusia in winter, it is better to stock up on clothes and warmer. Winter may be the warmest in Europe, but it's still winter.

Winter holidays in Crete are attractive even without a beach. On the contrary, you can devote more time to leisurely walks and excursions. In the list of things to see, you can add the Dikteyskaya cave - here Zeus was born (at least that's what the legend says). It will be interesting to get acquainted with the Frangokastello fortress, a man's monastery. The postcards often depict the Panagia Kera church, the main brand of the island of Crete. And if you arrive here in February, you can get to the carnival and plunge into funny dances, music, see a parade of chariots, and take part in street meals. And such a funny action takes place in Rethymno.
